It is a very simple new step in the loan process. We audit the legal by reading and interpreting each call and then provide a drawing of the calls and a picture of the property with improvements and easements relatively located. It identifies if the polygon closes, if the improvements are located on the property, the amount of acreage, the locations of easements of ingress/egress and any parcel releases. It eliminates issues and frustration at foreclosure. There is a small fee that the customer is glad to pay - so it costs the bank nothing to protect their largest asset. Legal descriptions are submitted through our website and delivered generally within 3 days. We find mistakes in approximately 15% of the cases reviewed.
